FAQ - 2026 NMLS Modernization

July 23, 2026 BY MQMR Blogger

Question: With the NMLS Modernization project ongoing, what enhancements should we expect to NMLS in 2026?

Answer:

In August 2026, NMLS plans to roll out a Mortgage Loan Originator (MLO) Task Management tool in NMLS. Tasks created by a regulator or a system rule will replace License Items and will display on a MLO’s NMLS homepage. The purpose of the Task Management tool is to provide clearer and more direct communication to the MLO regarding outstanding license issues. Further, Tasks will be bi-directional, allowing a MLO and regulator to communicate through NMLS on outstanding items. Note, if a regulator requests a document, the document will still need to be uploaded into the MLO’s MU-4 or submitted outside of NMLS. Tasks will allow communication only.

Licensees and regulators should be able to more easily track Tasks (rather than License Items) and determine who is responsible for doing something in order to move the license application or amendment along or clear an issue or outstanding request. NMLS administrators will also have the ability to review Tasks and work with their company’s MLOs to address outstanding items. Note, NMLS administrators will not be able to click into a task if it is marked “private.” Thus, a MLO’s confidential or sensitive information will remain protected.

Examples of system-generated tasks may include outstanding invoices and outstanding fingerprints. Examples of regulator-generated tasks may include credit history and/or background check explanations.

NMLS intends on holding training sessions on the Task Management tool in the future and prior to implementation. The Task Management tool is still in development.
